Asphalt Mill & Overlay in the Kansas City Metro

Mill and overlay sits between patching a worn asphalt surface and rebuilding it from the ground up. A milling machine grinds off the top inch and a half to two inches of old asphalt. The millings get hauled off and recycled. The exposed surface is cleaned and tack-coated, and a fresh lift of hot-mix asphalt goes down over it. You keep the base you already paid for and get a new wearing surface at a fraction of reconstruction cost.

The part that requires honesty is knowing when it works. Mill and overlay is the right call when the failure lives in the surface. Raveling, oxidation, surface cracking, minor rutting. It's the wrong call when the failure is underneath. Widespread alligator cracking, deep ruts, and sections that pump water are base failures, and an overlay on top of them buys maybe two or three years before the same pattern telegraphs through. When we evaluate your pavement we tell you which category it's in, even when the answer is the cheaper one.

Milling also solves problems a straight overlay can't. It preserves curb reveal and drainage flow lines, since paving over the top raises the surface and can trap water or bury curbs. It lets us correct grade in low spots that pond. And it gives the new lift a clean surface to bond to. On commercial lots we mill and pave in sections so tenants and customers keep parking through the project.

Common Questions

Asphalt Mill & Overlay FAQs

How do I know if my lot needs mill-and-overlay or full replacement?

The cracking pattern tells most of the story. Scattered straight cracks, a gray oxidized color, and rough texture point to overlay. Interconnected alligator cracking, ruts you can feel driving, or spots that stay wet point to base failure, which an overlay only hides for a while. We walk the lot and mark which areas are which. Many jobs end up as full-depth repair in the failed spots plus overlay across the rest, which costs far less than blanket reconstruction.

How long does a mill and overlay last?

Over a sound base, a properly built overlay typically gives a commercial lot 10 to 15 years, longer when water is kept out of the cracks and the surface is maintained. Over a failed base, two or three years. That difference is why the evaluation matters more than the quote.

Can my business stay open during the work?

Usually, yes. We phase the work in sections, milling and paving one area while the rest of the lot stays open, then rotating. New asphalt can usually take traffic the same day, once it's compacted and cooled, though a day or two is better when your schedule allows. We plan the phasing around your delivery schedules and peak hours.

Why not just pave over the old surface without milling?

Sometimes a true overlay is legitimate on a low, sound surface. But skipping the milling raises your finished grade about two inches. That can bury curbs, break drainage into catch basins, create trip lips at sidewalks and doorways, and throw off ADA slopes at accessible stalls. If someone quotes you a pave-over at a price that seems too good, ask them what happens at your curbs and doors.
