Corporate Woods opened in 1973 and grew to 29 office buildings with roughly 2.2 million square feet of space, on land bordered by I-435 and College Boulevard. By mid-August 2026 a joint venture of Geosam Capital and Group RMC had filed formal plans with the city to add housing, shops and restaurants there while keeping the existing offices. Oak Park Mall's owner filed its own rezoning application in July for the property at 95th and Quivira, with an apartment building and a hotel planned on ground that is surface parking today. Entrances and delivery lanes take the worst of it on an older office or retail lot, because that is where loaded trucks swing in and brake. Our own crews rebuild the base and drainage under that pavement, and a large property can be split into a multi-year phasing plan that keeps entrances open and lets the owner pay for one phase at a time. A replaced entrance can reopen about 7 days after a standard-mix pour, or in 2 to 3 days if the owner picks a faster-curing mix at extra cost, and the slab finishes curing at 30 days.

Overland Park puts the upkeep of a public sidewalk on the owner of the property next to it, and the city says anyone who repairs one, resident or contractor, has to follow its design standards and get a right-of-way permit. The city maintains more than 900 miles of sidewalk and says it may repair or replace a limited number itself, for safety reasons or as part of its annual maintenance. So if your HOA owns common ground along a street, or your office building or shopping center fronts a public walk, those panels are generally yours to keep up. Homes in town range from the 1950s ranch houses of the Broadmoor Ranch House Historic District, roughly between Metcalf and Broadmoor at 68th Street, to new subdivisions near 175th Street and State Line Road, where the planning commission approved final plats in September 2026. In the Census Bureau's 2024 survey the median housing unit in the city dates to 1990, and about a third went up before 1980. The people who pour our commercial lots also replace driveways at those older houses.

Around 95th and Metcalf, USDA soil maps show Martin silty clay loam, which has 40 to 55 percent clay in its subsoil and lets water through slowly. USDA's data have that soil wet from about 14 inches down between February and May, so spring work on that ground begins with a look at how wet the subgrade is. Every job we price gets its base and drainage worked out, with the slope set to carry water off the pavement. In light traffic our crews reach Corporate Woods from Grain Valley in a little over 40 minutes, and downtown Overland Park or 135th and Metcalf in about 45. Wendell and Daniel review each Overland Park job as a pair, and there's no cost for the proposal they write. Elsewhere in Johnson County, the Gardner Edgerton school district had us as its prime contractor on work in 2026.

Common Questions

Paving In Overland Park: FAQs

Does our HOA have to repair the public sidewalk along its common ground in Overland Park?

In most cases the association does. Overland Park's sidewalk rules leave maintenance and repair of a public walk to whoever owns the property beside it. Before the board decides, it's worth filing an OPCares request, since the city may take on a limited number of sidewalk repairs itself for safety or as part of yearly maintenance. If the board goes ahead on its own, the work needs a right-of-way permit and has to follow the city's design standards, and we build the new panels to those standards. An established neighborhood with no sidewalk at all can also ask the city for a new one under Resolution 4781, with the request coming from the association president.

Will replacing our driveway approach in Overland Park mean redoing part of the sidewalk?

The city's approach sheet warns that it may. It says the sidewalk on each side of the drive has to sit at the same elevation as the driveway so it doesn't create a trip hazard. From the back of the curb to the right-of-way line, the approach has to be 6 inches thick for a house or 8 inches for a commercial drive. It gets tool jointed rather than saw cut, with no joints across it that would mark out a sidewalk. Utility locates come first, and the forms inspection must be booked 24 hours ahead. The sheet also caps a drive at 35 feet wide at the curb and limits concrete to 35 percent of the front yard, not counting the right-of-way. Since the version the city links today was last updated in December 2020, the pour isn't scheduled until we confirm the current requirements with the city.

Is the soil the same everywhere in Corporate Woods?

Not according to the USDA, whose survey shows more than one soil inside Corporate Woods. Chase silt loam, which the USDA describes as a floodplain soil, is listed as somewhat poorly drained and occasionally flooded, while Ladoga and Chillicothe silt loams sit on the sloping ground. Where the wetter Chase soil is mapped, we pay close attention to the subgrade and to how the water will drain before we pick a base and a slab thickness. Delivery lanes and dumpster pads that need heavy-duty concrete usually come out between 8 and 10 inches, and the loads and the site are two of the many factors behind the final figure. The soil map is a starting point, and the real conditions show up once the old pavement comes out.

The city patched the curb along our property with asphalt. Is that the permanent fix?

No, by the city's own description. Overland Park says reported curb problems get a temporary asphalt patch until the curb can be permanently addressed through its street maintenance program, which grew for 2024 with money from a three-eighths cent special sales tax that voters approved in 2023. If you're planning a new approach or a sidewalk replacement that meets the patched curb, we ask the city whether your street is coming up in that program before we set a date. That keeps the two jobs from working against each other.
