The BNSF intermodal yard at Logistics Park Kansas City sits just southwest of Gardner, over the line in Edgerton, and its highway access is the I-35 interchange at Homestead Lane. Gardner now has a warehouse park of its own coming at 175th Street and Clare Road. Crossroads Commerce Center is planned as eight buildings, and the leasing sheet for the first one lists about 469,000 square feet with 48 dock doors. Every one of those doors sends trailers backing in and pulling out across the same strip of pavement, and that dock-side concrete is the work we'd lead with in Gardner. The city lies on the southwest side of the metro along I-35, about an hour from Grain Valley when the roads are clear, and that hasn't kept us away. The drive doesn't change the price, either, because we price by the size of the job, not the distance to it. In 2026 we were the prime contractor on curb and sidewalk work, most of it sidewalk, at a Gardner Edgerton school district building.
Truck traffic is already part of the local conversation. When KDOT began studying the I-35 and 175th Street/US-56 interchange in 2025, Gardner's city administrator said more truck traffic coming from the east made safety the top priority, and truck traffic ranked among the top concerns in the public survey for that project. KDOT is also replacing the Gardner Road bridge over I-35, with completion listed for December 2027, and the city plans to widen 175th Street to four divided lanes from I-35 east to Clare Road. A warehouse or yard here can't lock its gates for a month to get repaved, so we rebuild in phases and part of the docks keeps working the whole time.
Water that can't get away is the main thing working against pavement in Gardner. Much of the area, downtown included, is mapped by USDA as Woodson silt loam, and below the top eight inches or so that soil is about 45 percent clay. From November into June in a normal year, the official series description puts a perched water table on that clay somewhere between 6 inches and 2 feet down, which covers the whole freeze-thaw season. That's why, on a Gardner site, we'd want the subgrade right and the water moving off the pavement instead of into the ground under it. The city's own parking lot criteria call for subgrade compacted to 95 percent of maximum density and air-entrained concrete, and we treat those as the floor. Gardner has added hundreds of homes in the last few years, and a driveway in one of the newer subdivisions gets the same base-first look.

Paving In Gardner: FAQs
Does the truck court at our Gardner warehouse need to be concrete all the way out?
Not necessarily. The pad right in front of the dock doors, where trailers park and trucks cut tight to back in, should be concrete. The leasing sheet for the first Crossroads Commerce Center building on 175th Street follows that idea, listing a 60-foot concrete pad 8 inches thick inside a 130-foot truck court. Past the pad, the drive lanes can be concrete or a heavy-duty asphalt section, whichever the traffic and the budget call for, as long as the base under them is built for loaded trailers. Our estimator looks at how trucks actually use your site before recommending a section.
What does Gardner's standard detail call for at a commercial or industrial entrance?
It calls for at least 7 inches of KCMMB 4K concrete, a mix specified under the Kansas City Metro Materials Board standards. The city's private improvement design criteria set width and radius by driveway type. A two-way commercial drive without a median runs 28 to 35 feet wide at the property line, with a minimum 25-foot radius. Where a sidewalk crosses the entrance, the detail calls for a 2 percent maximum slope through the drive, and 1 percent is preferred. Work in the right-of-way also takes a permit from the city. Before pricing the job, we check each of those standards against the city's current version.
Can our parking lot drain out through the driveway in Gardner?
Not without the City Engineer's approval. Gardner's private improvement criteria say stormwater shouldn't leave a parking lot through a driveway entrance, and they expect lots to collect runoff in enclosed storm sewers that tie into the public system. If the flow is more than the gutter can carry, a curb inlet has to pick it up before it reaches the right-of-way. On Woodson clay that rule lines up with good practice anyway, because water held along a curb line soaks down under the pavement instead of draining away. When we rebuild a lot here, the proposal shows the grades and where the water goes.
Does the type of curb on my Gardner street change how a driveway approach is built?
It does. Gardner publishes separate standard drive details for streets with Type A curb, Type B curb, and no curb, and a residential approach is built to the one that matches your street. Work on the approach or the public sidewalk falls under Gardner's right-of-way permit. That right-of-way usually runs about 11 feet back from the curb, plus about 10 feet of utility easement. The city inspects the forms before the pour and the restoration afterward, and each of those visits has to be requested at least 24 hours in advance. Before any concrete goes in, we get the current requirements from Gardner Public Works.
