The Fairfax Industrial District covers about 2,000 acres on a bend of the Missouri River in Kansas City, Kansas. It holds GM's Fairfax Assembly plant and well over 100 other businesses, with more than 10,000 people working there. BNSF's 780-acre Argentine Yard lies between the Kansas River and the Argentine neighborhood, and about 2,100 railcars a day were using it as of 2023. Out west, the 250-acre Turner Logistics Center sits beside the Turner Diagonal interchange on I-70, where its first 408,000-square-foot building was finished in early 2021, and the 435 Logistics Center on Leavenworth Road is master-planned at about 400 acres. On freight property the concrete that matters most is wherever loaded trailers pivot and park, so that's where a KCK proposal from us would start.
The river-bottom districts sit behind levees, and the one around Fairfax dates to the 1940s. According to the Corps program manager for the Kansas City levees, the July 1993 flood crested within a few inches of the top of the Armourdale and Central Industrial District levees. Much of the Fairfax bottoms is Onawa on the USDA soil maps, a soil with a clay layer in its top two feet rated high for shrink-swell and a seasonal wet zone about two feet down from late fall into early summer. In Armourdale and the Argentine bottoms the map shows Eudora, a well-drained silty river soil that the survey marks down as a road subgrade mostly because of frost action. Up on the hills by the Turner Logistics Center it changes to Marshall and Ladoga silt loams, which formed in the wind-blown silt geologists call loess. Each of those soils gives pavement trouble in its own way, and the fix for one isn't always the fix for the next.
We also take driveway and sidewalk work in KCK neighborhoods, where a lot of the housing is old. Downtown KCK is about a 35-minute drive from Grain Valley, with the Speedway side nearer 50. Close to two-thirds of the homes in KCK went up before 1970, and the Census Bureau puts the median year built at 1961. The Unified Government's driveway rules require concrete in most cases and say gravel is illegal, so plan on concrete for a new or replacement drive. Its permit page also tells homeowners to ask any contractor for proof of insurance before hiring. We work for municipalities that require that kind of documentation, and the free proposal comes from Wendell or Daniel, our estimators.

Paving In Kansas City: FAQs
During apron work at a Fairfax or Armourdale warehouse, how long is each dock door out of service?
Mostly that comes down to cure time. Fresh concrete has to gain strength before a loaded trailer backs onto it, which usually takes about seven days with a standard mix. When you can't spare the doors that long, a faster-curing mix can have them back in two or three days at a higher cost. We replace the apron a section at a time, timed so most of your doors keep working while the closed ones cure. The sequence gets settled with your shipping people before the first saw cut, so you know which doors are down and for how long.
What changes when a paving job is behind one of the Kansas River levees?
Two things, really. The levee itself and the soil behind it. The Corps began work in 2022 on raising the Armourdale and Central Industrial District levees about five feet, so if your job is anywhere near a levee or floodwall, we check with whoever maintains it before any digging. Behind the levee, the soil is the bigger question for the pavement itself. USDA maps much of Fairfax as Onawa, a clay soil that swells and stays wet, and the Armourdale and Argentine bottoms as silty Eudora soil, which is prone to frost heave. We look at the subgrade, how the site drains, and whether the base has to be thicker or stabilized before we put a number on it.
How wide can a new driveway be in Kansas City, Kansas?
Under the Unified Government's Public Works guidance, a driveway can be up to 25 feet wide at the street and has to stay 3 feet off the property line. Hard surface can't cover more than 40 percent of the front or back yard. The permit application asks for a simple drawing showing the driveway's length, width and placement, plus a Kansas 811 locate ticket. Chapter 32 of the UG code has the full rules, and we check with Public Works for anything that has changed before the pour.
Is the higher ground near the Turner Diagonal easier to pave than the river bottoms?
Not really. The problems are just different up there. Around the Turner Logistics Center, USDA maps the ground mostly as Marshall silt loam, with some Ladoga, and both have a silty clay loam subsoil. USDA flags both for local roads, giving frost action, low strength and a subsoil that swells and shrinks as the reasons. The Kansas Geological Survey's county geology also warns that bare loess can gully in a single rainy season, so graded slopes and outfalls next to new pavement need protecting.
