Lenexa's first planned industrial park sits at the I-35 and I-435 interchange, and it got its start when a site was picked there for a major Ford distribution center. By late 2021 the Lenexa Logistics Centre, with access to I-35, I-435 and K-10, was reported at more than three million square feet of logistics space across three parks. The city's 2024 comprehensive plan predicts a shift toward non-office business parks. At a distribution building, the concrete that gets hit hardest is usually out back, in the dock aprons and the lanes trailers use to reach them. We pour that work in sections around your dock schedule so trailers still have a way in, and the sections can be spread across more than one budget year when paying for it all at once doesn't work.
By acreage, the biggest soils in central and eastern Lenexa on the USDA survey are Chillicothe silt loam and Oska-Martin silty clay loams. Both carry the survey's lowest rating for local roads and streets, with shrink-swell, low strength and frost action listed as the reasons. Oska is a moderately deep soil over limestone, with rock somewhere between about 20 and 40 inches down, so a deeper base cut can run into it. The map also changes over short distances. Near the corner of 95th and Lackman it shows Grundy silt loam, which can be wet as shallow as a foot down from January through April, and a few hundred yards southwest, on the Kansas Commerce Center side, it turns to Chillicothe and Oska-Martin. House footings in Lenexa have to go at least 36 inches below finished grade, and pavement never gets that kind of depth, so its protection is a base that drains and a subgrade that isn't left sitting wet.
Lenexa started its Rain to Recreation stormwater program in response to large-scale flooding in 1998, and the city requires a permit to build within a floodplain. Along the creek bottoms the survey maps Kennebec silt loam, which it lists as occasionally or frequently flooded, so we look hard at where water leaves a lot before pricing pavement near a channel. Census estimates put the median Lenexa home at 1992, and more than 10,000 of the city's houses were built in the 1970s and 80s. A driveway poured with one of those older houses and never replaced is 35 to 55 years old by now, and much of the city sits on the same high shrink-swell soils as the business parks. Lenexa is roughly 40 to 50 minutes from Grain Valley, and traffic decides where in that window a trip lands.

Paving In Lenexa: FAQs
Is a geotechnical report required before we rebuild a truck court in Lenexa?
For new public streets, Lenexa's technical specifications require a geotechnical report sealed by a Kansas-licensed engineer or geologist, and they require the street subgrade to be treated with fly ash, cement, lime kiln dust or lime. Lenexa won't accept a public street built on untreated native soil, which is worth remembering for any lane loaded trailers will use. Whether a private truck court needs a report depends on the scope, and we confirm that with the city. If a soils report was done when your building went up, it's the first thing we'd ask to see. If the loads or the ground call for an engineered pavement design, we'll say so before you sign anything.
Will adding pavement change what we owe Lenexa for stormwater?
It might. Lenexa charges a one-time Storm Systems Development Charge at the time of construction, and for commercial and multi-family property the city figures it by dividing total impervious area by 2,750 square feet. Erosion and site development fees are assessed with land disturbance and site development permits, and a separate stormwater utility charge shows up on Johnson County property tax bills. Whether widening a truck lane on an existing site triggers any of these is a question we put to the city before you commit. Our proposal lists how many square feet of new hard surface the job adds, so the city has the number it needs to answer.
How thick does Lenexa want a drive entrance poured?
The city's 2026 technical specifications call for 6-inch concrete on residential drives and 8-inch on commercial ones, built as a concrete apron to Lenexa's standard details. The finish is non-slip, made with a wood float and then a broom or hairbrush pulled across the entrance. The concrete has to be vibrated, slump can't exceed 5 inches, and the grade has to be compacted and can't be frozen while the work is going on. Lenexa put out new editions of these specs in both 2025 and 2026, so we build to whichever edition and details are current when the permit is issued.
How far into my front yard does Lenexa's right-of-way go?
In residential areas it typically reaches 11 feet behind the curb, so the street end of most driveways sits inside it. Elsewhere it usually ends 1 foot behind the sidewalk. Work in that strip needs a city right-of-way permit, and we pull it before our crew works there. If you're not sure where your line falls, the city's permit staff at 913.477.7500 can tell you.
